The College premises are located in the centre of Cannock, approximately 16 miles north west of Birmingham.
Cannock sits on junction of the M6 Toll and M6 motorways offering excellent accessibility. It is also situated on the southern edge of Cannock Chase – an area of Outstanding natural Beauty and former Royal Forest, extending to 26 square miles. The town population (2011 Census) is approximately 30,000 with a population of c. 100,000 in the District.
The town is situated 9 miles west of Lichfield and a similar distance south-east of Stafford.
The M6 Toll Junction T7 is less than a mile from the property and the M6 (J11) is 2 miles distant.
The site on which the College buildings stand is located on The Green at the northern end of Cannock's central core.
The site extends to 0.57ha (1.41 acres) and comprises the main college building (originally constructed in 1928) along with The Manse (a 19th Century former detached residence now used as offices), and two modern single storey buildings previously used as a restaurant and a children's nursery.
The original college building was constructed in 1928 and comprises a 3 storey brick and flat roofed building with frontage to Stafford Road, and two wings running at right angles behind the frontage.
In 1934, an exam hall was constructed to the rear to complete the “square”.
In 2010 two single storey buildings were constructed to the rear of the site which have, until recently, been occupied as a children’s nursery and a restaurant.
In 2012 extensive upgrading and refurbishment works were undertaken including the creation of a glass atrium to cover in the central courtyard, installation of new teaching areas, main entrance and staircases, overhaul of teaching and administration areas and services.
The Manse is a former detached period residence within the boundaries of the site, and most recently used as offices.
Externally there is vehicular and pedestrian access of both Stafford Road and High Green leading to tarmacadam/gravel parking areas.
Part of the site off Stafford Road is gravelled and the remainder is mainly tarmacadam. As currently laid out, there is car parking for c.65 cars. Demolition and clearance of the former nursery and restaurant buildings would provide for another 30 car parking spaces approximately.
|Total Net Internal Floor Area
|The Gross Internal Floor Area is approx.
All usual mains services are connected to the site.
Heating to the main building is partly by means of gas fired boilers serving radiators, although several areas have overhead ducted heating and/or air conditioning units.
The former nursery and restaurant have electric heating.
The Manse has night storage heating installed.
The whole site is in a Conservation Area. The Manse is a Grade II Listed building.
Interested parties are directed towards Policy CP11 of the Cannock Chase Local Plan Part 1, which sets down key expectations in terms of the use of town centre buildings.
Indications from the Local Authority are that uses including retail, leisure, offices, community use and partly residential would be considered on their merits.
Total demolition and redevelopment would not be supported by the Local Authority.
Interested parties should also note that the Mill Green area (south east of Cannock town centre) now has Planning Consent for a 300,000 sq.ft. Outlet Centre on a 21 acre site, comprising 130-135 units. Construction is expected to start on site in 2018 with full completion by 2020.
Offers are invited for the freehold of the entire site with vacant possession.
